I saw this in the local news and it was very infuriating to hear, but not surprising this shit happens in Hamilton.

I have extended family who are in the cadets, they are the coolest family members I have. There are very few places for young people in Canada to learn skills, build confidence, practice leadership, etc.

Hamilton is completely compromised. We have both corrupt cops and the incredibly racist corrupt judges who refuse to punish any types of niggers, be they jungle niggers, sand niggers, curry niggers or taco niggers.

If you are White and are victimized by niggers you will be re-victimized again by the criminal system and corrupt judges, as you will have to pay money to the courts for lawyers, and you will get to watch the judge apologize to the niglets for having to "experience racism in White supremacist Nazi Canada" and you will get to watch them laugh at you as they walk out of court with no charges.

The criminal system (called criminal system because we DO NOT have a "justice" system) want White people to lose their cool, become emotional and start lashing out. This plays into their narrative that White people are the problem and any Whites that even speak out publicly about the nigger problem will be charged with "inciting hatred".

The most important thing for White people right now is to not lose your cool or let emotions get the better of you. With the combination of corrupt cops, corrupt criminal system and corrupt government at the municipal, provincial and federal levels--it will not be long now until critical mass is reached. There are many more good people and many more criminals then there are authorities, both sides outnumber the cops. Therefore the absolute most important thing is to stay out of jail right now and stay out of the criminal system which will create many extra problems for you.

If you are a licensed firearm owner, administering street justice right now will still get your guns and ammo confiscated, and you will need those. They level the playing field between you and the criminals who have guns, and give you an edge in any future situation.

You must have patience right now, you do not want to get picked off before the fun begins. It seems like things have been shitty for so many years which is by design, but if you have been paying attention, the point of no return will most likely occur within the next 6 months, maybe 12 at the absolute most. Some have even said it may happen before the end of the year, but there are so many outside factors that will determine when the shit starts actually going down.

For right now continue lifting, continue recce in your local area, keep buying useful things, not just guns and ammo, but things to protect yourself as well. If you have a plate carrier, get a second one and a second set of plates. If you have a ballistic helmet, get a second one. Dog spray and bear spray are legal to purchase, extendable batons are legal and can be carried without people noticing. Gloves are good, not just for warmth but get some that have knuckle protection and maybe kevlar. You can but kevlar sheets online and sew them into your clothes, jackets, backpacks, etc.

The most important thing right now is stay out of the criminal system, don't get on their radar or give them a reason to go after you, you do not want to be in jail when the shit collapses. Guards may not bother letting the prisoners out of jail when the shit goes down, prisoners may just be locked in their cells to die as the guards leave the jails to defend their homes and families. Also be careful who you talk to in real life, practice discipline and self control, if a nigger is bothering you don't even tell him "Get the fuck away from me nigger" as that is enough for them to throw "hate crime" charges against you.

All those in positions of authority in Canada are obliged to aid and abet the invaders and all types of niggers. They see any and all White people as the target group to destroy, even White victims of crime will be punished by the system for "getting the poor negro boy in trouble". Trust no one. If you have to talk to strangers, resist the urge to share your feeling, talk only about the weather, traffic, superficial things, etc.

Interesting. Her LinkedIn is still up then it appears she works at some place called The Effort Trust Company, which seems to be a financial, mortgage or property management company that is located both in Hamilton and in Toronto. Has a rating of 2 to 2.5 stars on Google.

Many complains about the company going back years about crooked and corrupt operations, giving people shitty roach infested apartments, probably hundreds of complaints lol. Looks like a straight up scam real estate company operating around Hamilton and the GTA.

This company is the worst I've ever dealt with. I booked 4 tours for a two bedroom apartment to four different buildings and they all got canceled last minute (because they didn't have availability). Gina Giovannetti sent me an email with apartments available in Hamilton, so I replied right away and she never got back to me. I decided to call her multiple times and she does not answer the phone or emails!.
I kept trying and booked another building online, and that one also got canceled because the agent was overbooked, his name is Adam Barreira. I called him and did not answer the phone so I texted him, explaining the situation and he replied back saying that Gina Giovannetti doesn't know what she is doing (I have text messages that proves this). I explained him that I have been declined 4 times and I just want someone to help me see a 2 bedroom apartment and he also stopped replying to me.
It is very disappointing to experience this kind of careless treatment from such a big company like Effort Trust. All I wanted was a 2 bedroom apartment for me and my family.

- Cockroach and bed bug infested buildings. For years. No proper health and safety measures are taken. Rent at your own risk.

- Effort Trust couldn't care less about the tenants in their homes or Apartments, they are beyond cheep when it comes to repairs and if they can getaway without doing anything they will !!!! The trades they hire to do " maintained are MJM and have NO CLUE what their doing, will come in " claim " they will do all the work that needs to be done, will either do half fast job, leave and never come back, or just not show up.. I have been waiting for a New hallway door for 4 YEARS!!!! they " forget" or pretend they need measurements which they've done 4X'S .... oh and let's mention that the Property manager is "(said trade) Girlfriend ".... my apt has mold and smells of mold from a job that was supposed to get done over 12 Years ago, city has been in Property manager was in and they have done nothing about it...

- I was a good tenant akways paid my rent on time. Had issues with one tenant at Michells place . Was put on a brench to stay away which l did my phone pocket dialed this tenant by accident and l am also a caregiver for my brother with major health issues and l got evicted . Stay away from this place . Management sucks. And l am loosing money by staying at hotel. They dont have a heart for people there. RUN AWAY FROM ANY BUILDING THAT STATES EFFORT TRUST

- Anna Petra showed a clear lack of empathy in my experience. When I requested a short extension of just a couple of days to prepare for fumigation, it was refused without consideration and she threatened eviction.
At the time, I was 9 months pregnant with serious health complications, largely bedridden, and without support until my husband returned. Despite this, no flexibility was offered.
Fumigation notices became increasingly difficult to manage. While the first two were reasonable, later notices were given with as little as four days’ notice. Each time, I was expected to pack up my entire apartment as if I were moving—repeatedly, under physically challenging conditions.
After the third occurrence, I reached out again hoping for some understanding, but the interaction felt rushed and dismissive, and my concerns were not acknowledged. She was annoyed.
Overall, the experience felt cold and lacking in basic consideration.

- Heaters blasting today while warm 25°c and sunny outside (Kitchener). My unit was 28°c, hot dry heat and it's only April. Daily nose bleeds and dry eyes. Humidifier can't keep up and doesn't help. Gross waste of energy and makes life very uncomfortable when you're constantly overheating like a meatball in a microwave.

The company could save money by monitoring thermostats better instead of supposedly using a 3rd party company to control the heat (so said my super). Instead they have tenants pay way more in rent for overpriced apartments that are outdated, falling apart and smell terrible.

Don't ask for repairs because Effort Trust hires the cheapest, most unskilled contractors that "repairs" often are worse than before they were "fixed". (The tile job in my shower is an example and an absolute joke)

Their idea of renovation is painting everything white and calling it a day, while plumbing rots, drafty rattling windows need replacing and balconies rust so bad they're literally falling apart. Your water gets shut off multiple times a month too.

Garage is always super dusty & filthy. Recycling room is constantly full and locked, yet management won't schedule a second pick up day to deal with demand. Laundry room is gross and I have to do laundry at a friend's place because I'm scared of getting bedbugs here, which are a huge problem in the building. Last time I did laundry in my building, the lint trap in the dryer was full of dead bed bugs.

A little more effort on property maintenance would go a long way. It's just sad. Most of these buildings are what's left of affordable housing in southern Ontario, so I think most of the tenants don't have much of a choice but to live in an Effort Trust building, myself included. I'd never recommend living in their buildings if you have a choice.

PS: TURN OFF THE HEAT!! It's inhumane.

- Worst rental company. I’ve been a renter with effort trust for 7 years. My father has lived in an effort trust property for 20+years and safe to say the loyalty doesn’t mean anything to these guys. The management and higher ups are all trash. Rod wark the regional manager for Hamilton and Niagara can’t even call me back it’s been a month and his inbox is full. I didn’t even know we had switched property managers from Adrianne Sheppard to rod wark until a month ago 1 month after I handed in my 2 months notice while I was in the midst of moving out and now my 2 months notice has been rejected after i’ve already move into my new house. This company needs serious higher up rework. The only good people are the building superintendent and maintenance at tremont drive.

- 100 Forest Avenue building is very dirty. These are some pictures from laundry show the bedbugs in all the machines. They taking care of the animals more than humans.

- They are ONLY about the rental NOT the renter!!! Credit checking and dying a clean and safe place to live for alot of people that struggled and trying to restart their lives. If thats the case they should credit check exsisting residence and judge them. Rent is also so unreachable for way so many. No wonder there are ALOT of empty units in so many buildings.

- this managemt company deserve negative star. avoid if you can. its been a nightmare all the way.

They've had a company work on their parking lot situation since I guess February of 2023. And currently there are (0), zero parking spaces for visitors. Even picking up relatives to help with groceries is not facilitated very well. They had plenty of time to put pressure on the company they hired to get on with it but deferred to let the inconvenience fall on their tenants than apply more pressure to get a projected completed. It has gone severely past the anticipated completion date by many months, if not over a year.

- This used to be a good property management company. Nice buildings. In the last five years Effort trust won't fix anything. They refuse to put security cameras in the garage despite weekly break ins. They cut back on the quality of the pest control company, now the building is crawling with bugs. They closed the garbage chutes in October. The super does his best but Effort trust won't authorize repairs.

- SLUM LORDS!!!! They have cockroaches and bed bugs. They don't keep up on these contractors. I keep my place clean. Others don't, so I got bed bugs. They sent in a company that fake sprayed our apartment.
The laundry room is disgusting, bugs in the machines, they don't work half the time. The hallway baseboards look moldy. You can smell mold down there. Elevators always breaking down. Power and water getting shut off several times a month. Effort Trust is the worst!!!!!!

- Absolute worse management company to exist. They have a lot of serious safety issues around all their properties caused by neglect. Today a piece of eavestrouge that was literally hanging by 1 screw for months finally fell off today and came really close to hitting my daughter in the head. The bottom stair on our fire escape fell off one day I nearly did a nose dive a 2x10 board had only 2 rusty deck screws holding it on so I personally fixed it. The fire escape was full of moss and like ice when it rains of course you guessed it Tenant's cleaned it to prevent serious injury to someone. Their contractors leave dangerous material lying around all the time for tenants to clean. Paint apartments with Tremclad without giving a heads up to the tenants who all had to bail outside our apartment with all our animals basically choking us all out. The fire department came and demanded they open all the windows immediately to prevent a possible fire or even an explosion from all the vapors. I could go on and on but you all get it thats why their beautiful Google reviews keep declining steadily. Their in the wrong business. Beware. Really wish I could take that 1 star back.

I literally can't post all the bad reviews for this company, it goes on for pages like this there are like a hundred or more on the 3 Google listings for this company going back years. Looks like this incident uncovered a total scam real estate company that has fucked over hundreds of people over the years.
